The purchase or sale of vacant land is a specialized area within real estate, much like cardiology or neurosurgery are specialized fields in medicine. If you’re experiencing a heart attack, you’d want a cardiologist, not a neurosurgeon. The same principle applies to real estate—specialization matters. You don’t want to work with a broker who primarily sells houses; rather, you need a broker with expertise in land sales, like myself.

Due diligence for land purchases goes far beyond a typical home inspection. Buyers must assess utility connection costs, zoning classifications, easements, and potential title defects. Critical environmental factors, like wetlands and steep slopes, also come into play. Additionally, land financing differs from traditional mortgages, with two primary options: raw land loans (typically requiring a 25-50% down payment) and construction loans (which can finance both land and building costs). Working with an experienced real estate broker and loan originator ensures buyers secure the best financing option.

One of the biggest mistakes in land listings is poor photography. Too often, properties linger on the market simply due to ineffective marketing. To showcase land properly, I use overhead drone photography with superimposed boundaries, providing buyers with a clear perspective of the property’s surroundings.
